베트남부동산가격은 2004~2007년폭등기, 2011~2013년조정기를거쳐 2014년부터완만히상승을시작해서 2017년부터상승폭이확대되고있습니다. 아래자료들은베트남어로되어있는여러자료들을당사에서번역하고정리한것들입니다.

In Ho Chi Minh City, the average price of apartments in the past five years (2012-2017) increased quite strong. In particular, Grade C apartments increased by 54%, Grade B increased by 67%, Grade A by 45%.

The end of 2017 marked a transformation of the condominium market from robust growth to more sustainable growth. In terms of market segmentation, mid-end segment accounted for 64% of total new supply in 2017 (compared to 40% in 2015. In terms of location, HCMC’s condominium market continued to expand towards the East and the South, with high concentration of new projects in districts 2, 7, 9 and Binh Thanh district. In 2018, it is forecasted that mid-end segment will continue to account for the biggest proportion of the market, while high-end and luxury segments will observe more considerate new supply, helping the market to develop more sustainably. The East and South will continue to be hotspots of the market, with more new launches in districts 2, 7, 8, Binh Thanh such as One Verandah, GEM Riverside, Midtown, High Intela, Green Field. Average selling price in 2018 is expected to increase by 3%, with high-end and luxury segment showing increase of 5%, and mid-end and affordable segment increasing with a lower rate of 1.5%.

HANOI DEVELOPMENT PLAN to 2030, VISION to 2050 (According to the HANOI CAPITAL PLANNING TO 2030 AND VISION TO YEAR 2050 accepted by Government via Decision no. 1259/QĐ-TTG)

1. Population

It is estimated that the population will reach 7.3 - 7.9 million by 2020, with an urbanization rate of 58-60%. By the year 2030, about 9.0 - 9.2 million people, the rate of urbanization is about 65 - 68%. By 2050, the population will reach a maximum of 10.8 million, with an urbanization rate of 70-80%.

2. Urbanization

Hanoi Capital will be developed in the urban cluster model including the central urban area, five satellite urban centers (HòaLạc, SơnTây, Xuân Mai, PhúXuyênvàSócSơn) The central urban area has been expanded from the inner city area to the West, south, the Ring road 4; to the North with the Me Linh, Dong Anh; to the East with Gia Lam, Long Bien.

It consists of:

+ The historic inner city limits from the south of the Red River to the second ring road. Limit the development of tall buildings and control the increase of the mechanical population, down from 1.2 million people to about 0.8 million people. + The inner city limits are extended from the ring road No.2 to the Nhue river. + The southern part of Red River from Nhue River to Ring Road 4, including the urban areas: Dan Phuong, Hoai Duc, Ha Dong and Thanh Tri + North of Red River, Southern Ca Lo River, including 3 main areas: Long Bien, Dong Anh, Me Linh- Dong Anh + Along the route of the Red River, the section of land passing through Tu Lien does not build high-rise buildings that affect the landscape axis connecting Ho Tay - Co Loa. In July 2008, Vietnamese Prime Minister Nguyễn Tấn Dũng approved an overall transport development plan for Hanoi, which, among other projects, proposed a metro system with eight lines.[2][3] The project is being carried out by the Hanoi Metropolitan Rail Transport Project Board (HRB, network map).[4] The priority lines are:[5]


Line 1 : Giap Bat to Gia Lam, part of the Ngoc Hoi to Yen Vien. Ownership Vietnam Railway Corporation, length 15.36 km. North-South. Converts an existing metre gauge track into a double-track, elevated and electrified railway. Financial assistance from Japan.
Line 2: Nam Thang Long–Tran Hung Dao. Ownership Hanoi Urban Railway Project Group, length 11.54 km, 10 stations (3 elevated, 7 underground). Northwest - Southeast. Financial assistance from Japan. All underground.
Line 2A: Cat Linh–Ha Dong. Ownership Vietnam Railway Department, length 13.00 km, 12 stations. Northeast - Southwest. All elevated in the city centre. With financial assistance from China, construction started in January 2012 by The China Railway Group.
Line 3: Nhon–Hanoi Railway Station. Ownership Hanoi Urban Railway Project Group, length 12.50 km (8.5 km elevated, 4 km underground), 12 stations (8 elevated, 4 underground). East - West. With financial assistance from France, construction started in September 2011, engineered by the French SYSTRA company.
